Buyer’s Program

The Five Peaks 

Location: We will work with you to decide on the geographic area in which you would like to live. We can get as detailed as you like. We can pick certain subdivisions, square miles, cities, or draw specific boundaries on a map.
 
Financing: We will find a home that will meet the guidelines set forth from your lender. We will keep in mind if you will need seller concessions or if you are going to use an FHA loan.
 
Price: We will search in your desired price range based on your financial goals. As well, we will make sure that you have a clear understanding of the current market relevant to that home.
 
Function: We will discover what you need as far as number of bedrooms, bathrooms, floor plan, style, number of levels, private pool, etc. As well, we will make sure that the community has amenities desirable to you; tennis court, club house, community pool, golf course, etc.
 
Terms: We will make sure that the home will be able to meet the terms that are important to you; the closing date, date of possession, inspection period, seller concessions, etc.


The Program
 
Buyer Consultation: A half hour to hour meeting where through specially designed probing questions we will uncover your “Five Peaks”. Our ultimate goal of this interview is to define what a successful real estate transaction looks like for you.
 
Wants vs. Needs: During the Buyer Consultation we will clearly distinguish between your wants and needs. This will help us ensure we show you all of the homes that you would potentially consider while at the same time not showing you any that you would not consider. If your dream home exists on the market, we will find it.
 
Setting Proper Expectations: During the Buyer Consultation we will also let you know what you can expect every step of the home buying process; searching, offering, negotiating, inspecting, and closing. This includes reviewing some of the contracts you will be signing when the time comes to write an offer. The first time you see the purchase contract should not be when you are excited about a home.
 
Searching and Viewing Homes: Based on what we learn during the consultation we will provide relevant homes for your consideration. When there are homes worth seeing, we will schedule tours and see the property first hand. Pictures on the internet are great, but they most certainly do not tell the whole story.
 
Writing an Offer: We will not write an offer on any home unless it meets 5 out of 5 of your “Five Peaks”.
 
Smooth, Successful Closing: Through our systematized, team approach to real estate you can expect a smooth and successful closing with The Precision Team. A real estate transaction has many moving parts involving many different people, which means that there are ample opportunities for mistakes to be made and challenges to arise. The Precision Team’s closing department works full time on managing these different individual components and making sure they are all working together properly.
